BC Government Home Owner Grant (2026): Amounts, Thresholds, and How to Claim

If you own and live in a home in British Columbia, the BC government home owner grant can reduce your annual property tax bill by hundreds of dollars. For the 2026 tax year, the province updated the home value threshold while keeping grant amounts the same. You must claim the grant every year to receive it.

What’s new for 2026: The full grant threshold dropped to $2,075,000, down from $2,175,000 in 2025.

How the BC Government Home Owner Grant Works

The BC government home owner grant is a property tax reduction, not a cash payment. If you’re eligible, the grant is applied directly to your municipal property tax account when you file your taxes.

Basic grant amounts (2026)

Your grant amount depends on where your home is located:

  • $570 — Homes in:
    • Capital Regional District
    • Metro Vancouver
    • Fraser Valley Regional District
  • $770 — Homes in all other B.C. areas

These amounts are unchanged from 2025.

Additional grant amounts (seniors and other categories)

If you qualify for the additional home owner grant (for seniors, veterans with disabilities, or people with disabilities), the 2026 amounts are:

  • $845 — Capital, Metro Vancouver, and Fraser Valley
  • $1,045 — All other B.C. areas

2026 Home Value Thresholds and Reductions

The grant is tied to your home’s assessed value.

Full grant threshold (2026)

  • $2,075,000 — You receive the full grant if your home is assessed at or below this value.

Reduced grant rule

If your home value is above $2,075,000, the grant is reduced by:

  • $5 for every $1,000 over the threshold

Once the reduction equals the grant amount, the grant is eliminated entirely.

2025 vs. 2026 comparison

  • 2025 full grant threshold: $2,175,000
  • 2026 full grant threshold: $2,075,000
  • Grant amounts: No change ($570 / $770 basic)

This change means some homeowners who received the full grant in 2025 may now receive a reduced amount in 2026.

Common Mistakes to Avoid

  1. Assuming the grant is automatic
You must apply every year, even if nothing has changed.

  2. Missing the tax deadline
The grant does not remove late penalties if filed after the due date.

  3. Confusing assessed value with market value
Eligibility is based on your BC Assessment value, not what your home could sell for.

  4. Claiming on the wrong property
You can only claim the grant on your principal residence.
